Rechargeable Repairs: Who, what, why and how to avoid!

Rydon is committed to ensuring that properties here are appropriately repaired and maintained in a way which is timely and efficient, while still managing value for money. Where repairs cannot be attributed to reasonable wear and tear, they’ll be treated as rechargeable, i.e. paid for directly by residents. Between May and November 2025, 94 Myatts Field North residents received a bill for a rechargeable repair, at an average of £116 each.

Below are some examples of work which would be recharged to residents:

·       Damage caused by willful action or negligence

·       Damage caused by the actions of the tenant’s family, invited guests or contractors employed by the tenant

·       An item becoming defective due to anything other than reasonable wear and tear

·       Damage to the property or neighbouring properties caused by an alteration carried out by the tenant

·       Property or garden clearance work either during or at the end of the tenancy.

·       Any repairs that are indicated as the tenant’s responsibility
